Adieu, Hillside Schoolhouse

One of the most beautiful and talked about homes in Sullivan County real estate. Built in 1893, Hillside Schoolhouse has a storied history -- first as a one-room schoolhouse, then a Gospel Chapel, then, following a painstaking renovation in 2013, a boutique inn recognized as one of the Top 25 Hotels in the US by Conde Nast Traveler. Now offered as a stunning residence perfect as a full-time or second home, with a strong rental history for potential Airbnb or rental income. Character abounds throughout as the recent renovation preserved the original hardwoods, clapboard, slate chalkboards, and soaring 18-ft ceilings in the awe-inspiring 1400 square foot main living area. The renovation also added a custom staircase and 2nd floor with two en-suite bedrooms -- one of which sits directly below the original bell tower with its cast iron bell. The property also features a new roof, skylights, kitchen, half-bath, plumbing, furnace, central air, and septic system. Only 90 miles from NYC, Hillside Schoolhouse sits on a quiet mountain road 2 miles from the Delaware River.

This Catskill Farms renovation went under contract in late October, after an e-blast was sent out to our database and an ad was placed in the Upstater magazine. These new owners... Lucky, lucky people.
